Appraisal and Expert Witness Services
The company's appraisal services are mostly limited to assignments for litigation purposes or those involving complex valuation issues. Appraisal reports prepared by our firm are exclusively narrative type reports which meet the full requirements of the Canadian Uniform Standards of Professional Appraisal Practice as adopted by the Appraisal Institute of Canada. Appraisal reports have been prepared for a variety of functions including expropriations (full and partial takings, damages for development delay), professional liability insurance claims, easements, assessment appeals and a range of other litigation purposes. These appraisal assignments have ranged from relatively straightforward expropriations for road widenings from vacant land to actions against appraisers and other professionals, to valuations of complex, phased development properties. We have also provided review appraisal services on a wide variety of matters to assist in settlement or the preparation for litigation. We have appeared as expert witnesses in property valuation on related matters before the Supreme Court of British Columbia, the Expropriation Compensation Board of British Columbia and private arbitrations.
Our experience has shown that preparation and presentation of thoroughly researched, accurate information is of utmost importance in order to achieve a successful result before an adjudicating body. The area of practice of our firm and staff has always been focused on complex valuation issues relative to litigation in some form. We have assisted counsel at numerous trials, hearings and arbitrations and have prepared for a great many more that settled prior to the commencement of proceedings. We have never been rejected as an expert witness and no report prepared by our firm or staff has ever been refused as evidence.
